What does it mean if a buyer puts a time limit on their offer?

This is a rare phenomenom, but it usually gets me pretty excited.  Usually, but not always, it means the potential purchaser is really quite keen on buying the property.  Occassionally an offer will be time limited if the purchaser needs an answer quickly so they can attend an auction/make a tender etc, on another property.  Good salespeople are good at “reading” people and should be able to convey (to the vendor) the true meaning of an offer with a time limit.
