Sell your home – for less than you think! 

This headline has two possible meanings:   

Meaning 1:  Sell your home for less than it’s worth. 

Meaning 2:  Sell your home and pay a low fee or no fee at all. 

Human nature being what it is, most people would prefer to sell for a high price but pay a low/no fee for the service.  The problem (in my experience) is that if you choose the low/no fee option you are at great risk of underselling your home.  Of course there will always be exceptions, but invariably you get what you pay for – right? 

Let me tell you a real life real estate success story.  In September a Remuera family had the option of selling their home privately to an acquaintance for around $900,000.  A simple, inexpensive sale was very tempting for them.  I convinced them it was a big risk, eventhough a full fee- full service real estate salesperson had written them an appraisal in the $800,000s.  I listed their home and orchestrated a huge sale price.  I set a record for the street!  The owner’s acquaintance was one of eleven bidders and they pulled out of the bidding at $1,040,000.  They could have bagged a bargain had the sale not been handled by me. The moral of the story?  When selling, remember this story and choose your (full fee – full service) salesperson accordingly.  If you minimise your risk of loss you’ll maximise your nett return.
